The project

A new piece of
Batumi’s waterfront.

Silk Towers is a mixed-use waterfront district planned for the last available site in the heart of old Batumi, beside the Ali & Nino sculpture. Nearly ten hectares bring together residences, hotels, landscape, hospitality and leisure in one masterplan.

Four buildings are arranged to preserve long views and encourage natural air circulation. The architecture is conceived not as an isolated object, but as a sequence of shaded terraces, planted façades and public spaces connected to Batumi Boulevard.

Architecture

Designed with nature,
not against it.

Silk Development commissioned Kengo Kuma & Associates for the studio’s first project in Georgia. The design uses texture, landscape and human scale to soften the presence of the towers and create a closer relationship between city and sea.

The neighbourhood

Old Batumi.
First line.

Silk Towers sits by the sea, within walking distance of Batumi’s historic centre, cultural landmarks and marina. Batumi Boulevard connects the project to the city’s long coastal promenade.

Residences

Four ways
to live here.

Studios and one-, two- and three-bedroom residences pair minimalist interiors with terraces and floor-to-ceiling views toward the sea, mountains, city or park.

01

Studio

A compact, considered format for city stays and investment.

02

One bedroom

Separate living and sleeping zones, with a private terrace.

03

Two bedroom

Corner layouts designed for broader outlooks and family living.

04

Three bedroom

The most generous residential format in the collection.

Life at Silk Towers

A district designed
for all four seasons.

Daily life extends beyond the apartment. The masterplan combines private amenities, hotel-level service, sport, landscape, dining and retail within the waterfront setting.

01

Two-hectare park

A public landscape with botanical planting, walking and cycling paths, children’s areas and places to pause.

02

Yacht club

A Kengo Kuma-designed marina club with concierge, security and support services.

03

Pools & wellness

Indoor and outdoor pools, spa, fitness and wellness facilities across the development.

04

Sport

Six professional padel courts, a mini football pitch and further active infrastructure.

05

Food & retail

Restaurants, bars, cafés and premium retail planned as part of the wider district.

06

Hospitality 24/7

Concierge, reception, valet parking, housekeeping, technical support and rental management.

Materials & climate

Built for the
Black Sea climate.

Bioclimatic studies informed the towers’ massing, terraces and window proportions to reduce heat gain, support airflow and retain daylight. Wind and solar analysis shaped sheltered outdoor spaces and a more comfortable year-round microclimate.

The façade combines exposed concrete, mineral textures, greenery and aggregates made with stone from the historic Bolnisi quarry. Even stone fragments previously treated as waste are repurposed within the façade material.
